We are currently replacing an existing bungalow by staged installation of a new joist band, followed by removal of concrete block walls to new timber frame and eventually removal of existing concrete floor for a new insulated floor. We will then extend to add a first floor level.
As we will be completely replacing existing structure (albeit in a staged process mixed with new structures), would this qualify as new build zero-rated for VAT?
Hi Steve,
Thanks so much for getting in touch with your question. If you’re demolishing the current property and your planning states that it’s a new build then you can certainly claim back the VAT charged on your invoices using the HMRC Self build Reclaim Scheme. Just remember that you can only claim once at the end of the build.
Best of luck with your project,
