We specialize in delivering highly customizable 2-bedroom annexes, designed to meet individual needs and site-specific requirements, all while ensuring full compliance with building regulations. Our offsite and onsite construction methods are expertly combined to deliver efficiency and cost-effectiveness without compromising on quality.
This self-contained 2-bedroom annex, built for a client in Enfield, was designed with Scandinavian-inspired principles, featuring sleek vertical black timber cladding, concealed pressed aluminium gutters, and a pitched zinc and EPDM roof for low maintenance. The focus on high-efficiency design was evident in every aspect of the build, from the well-insulated walls, floors, and roof to the thermally efficient large windows and sliding doors, ensuring long-term energy savings and comfort.
The building’s unique L-shape, with external dimensions of 12m x 10.5m, was designed for flexibility and could be delivered as two pre-assembled pods or as a panelized system. This approach enabled us to closely adhere to the architect’s original concept while still delivering a high-performance building that met all structural and regulatory requirements.
Key features of this project include:
• Sustainability and Efficiency: We utilized structural insulated panels (SIPs) for the walls, which were assembled into large format panels, combining excellent insulation, airtightness, and minimal cold bridging. This construction approach enhanced the building’s energy efficiency and ensured a high level of thermal comfort throughout.
• Carbon-Conscious Design: The building’s structure was designed with sustainability in mind, removing all steel components and instead using timber to significantly improve carbon performance and reduce environmental impact.
• Quick, Efficient Assembly: Like many of our projects, the building was delivered in a panelized format, with interlocking floor cassettes and pre-assembled walls, allowing for rapid on-site assembly and reducing the overall construction time.
The collaboration with the architect and our design team ensured that the final product closely matched the initial conceptual look while also delivering the high-performance, energy-efficient, and low-maintenance features that our clients expect. This project highlights our ability to provide tailor-made, eco-friendly living solutions that combine innovative design with sustainability and efficiency
